CentiMark installed a 31,000 square feet EPDM (rubber) ballasted roof system over existing classrooms, library and corridor at the Greenhills School in Ann Arbor, MI.
The roof leaks were so problematic that students had to be moved to alternate classrooms. After an extensive inspection and using an infrared thermal scan, CentiMark determined that moisture was trapped in the existing roof system – a BUR (built-up roof system). Also it was determined that conduit piping was running over the tectum decking panels and CentiMark had to be cognizant not to damage the electric conduit. The CentiMark Safety Representatives outlined a comprehensive plan so that crewmembers would not be injured or electrocuted.
Due to the problems from the moisture, a roof tear-off was the only option. To protect the electric conduit, CentiMark put insulation under, over and around the conduit piping. Roof membrane was installed over the insulation with washed river gravel stones layered on top to protect the membrane from wind sheers and to reflect ultraviolet rays.
The new EPDM ballasted roof system will serve the school well over the years. The roof will help keep the school watertight and requires minimal maintenance.
