The Details:

CentiMark took on the challenging project of re-roofing the magnificent Renaissance Baltimore Harborplace Hotel. The hotel has 12 floors, 586 rooms, 36 suites, 21 meeting rooms and 31,000 square feet of total meeting space.

This labor-intensive, complex roof project involved roof plazas, patios, pools and gardens. The re-roofing project consisted of removing the ballasted EPDM system along with bricks, pavers, sand, gravel, stone ballast and planters. Then the re-roofing began by installing a ballasted EPDM system, re-laying bricks and pavers working on 600 square feet of ledges, a pool roof and planting gardens.

For both cost-saving and environmental concerns, many items such as bricks, pavers, gravel and sand were removed, stored and re-used while utilizing safe roofing practices. CentiMark was the one contractor who had the ability to handle this unique and complex job.

Needless to say, the project of removing a few thousand bricks and pavers in the Courtyard was very cumbersome and intense since that all had to go back in the same layout in which they were removed. ...[Your project foreman] stepped up to the plate and hit a home run. He actually spent time at the library figuring out what needed to be done to get the large [Courtyard] systems back in place. Project Challenges At the Renaissance Harborplace Hotel:

  • Re-roof 20 areas for a CentiMark EPDM ballasted roof system. Areas included: balconies, ledges, elevator penthouse roofs, pool, and courtyard roof/garden

  • Removed 36,354 square feet of existing EPDM roof system

  • Bricks, stone ballast, sand, gravel and pavers removed and stored for reuse

  • Planters removed to reduce weight on the roof

  • Soil, sand and gravel removed and stored for reuse

  • Removed old, existing waterproofing membrane

  • All materials uploaded and removed through a single door and seventh floor elevator

CentiMark Solutions:

  • Install layer of one inch expanded polystyrene insulation, loose laid on a prepared substrate

  • Installed 60 mil of EPDM roofing membrane

  • Install curb details, wall details, pitch pans, flashings and metal coping caps

  • Install protective matting over the entire roof surface and redistribute existing stone ballast

  • Install a drainage board and moisture retention mat over the entire surface of the garden roof

  • Install eight (8) inches of topsoil to the garden roof surface

  • Plant 5,500 Weihenstephaner Gold sedium plants on garden roof

  • Reinstall pavers to the courtyard area

  • Replaced bricks by hand in the same layout that they were removed
