hotels

Hey there, it’s Anne Serzz and I’m here with some inside advice: resorts, hotels, restaurants and conference centers are evolving and roofing plays a critical role in both guest comfort and the property's overall aesthetic appeal. In this blog, we’ll uncover some roofing tips and innovative tools for the hospitality industry.

Our two knowledgeable interviewees for this blog, Emily Zubia, National Account Manager and Jeffrey Patrick, Project Manager are here to help. Whether it's ensuring noise reduction or optimal roof performance during extreme weather events, they have what it takes to keep your guests coming back.

  1. Q: How do roofing needs differ for hospitality properties (resorts, hotels, restaurants or conference centers) from other types of commercial buildings?

Jeffrey: When it comes to resorts, hotels, restaurants and convention centers, it's less about product damage and more about guest comfort. In manufacturing, if there's a leak, they can often move their product until it's fixed. In hospitality environments, you're dealing with people’s comfort and safety, so moving them is far more difficult. Picture a packed conference center during a big weekend and the grand ballroom starts leaking, that’s a serious problem for guest experience and revenue. That’s why it’s critical that these roofs stay watertight and why we need to respond fast when issues arise.

Emily: Exactly! Some customers even call us for emergency roof repairs by naming a specific room number that we need to urgently tend to. So, they need a contractor with a quick response time to avoid the loss of operational dollars.

  1. Q: What are the long-term roof maintenance needs for large hospitality facilities?

Emily: Signing up for Preventative Maintenance and Asset Alert Programs, yearly at minimum, is crucial in hospitality environments. It keeps you ahead of any potential issues so you don’t end up with roof leaks in restaurant dining areas or shutting down rooms in a hotel. In this industry, damage and downtime are detrimental so ongoing maintenance is crucial to make sure you stay protected.

  1. Q: In this industry, roof leaks and interrupted operations are unacceptable. How can we ensure their building is protected from outdoor elements?

Jeffrey: If you’re looking to keep outdoor contaminants from making their way into your facility, my three suggestions are regular inspections, ongoing maintenance and a reliable contact for fast repairs! Personally, I’m a huge advocate for leak prevention over leak repair and that’s a mindset I believe our customers should adopt, too. So, committing to those three tasks will help prevent contamination, guest discomfort and costly repairs.

  1. Q: Do seasonal changes, such as extreme weather and temperature fluctuations, impact roofing for hospitality properties? How can we help?

Jeffrey: Whether it’s hurricanes in the South or freezing temperatures up North, each region faces weather-related challenges that impact their roof. We always take the time to understand what’s happening underneath the roof, how the building is used, local weather patterns, building codes and more at the start of each roofing project. After that information is gathered, we will customize a system or maintenance plan that fits accordingly. Our roofing solutions for a hospitality facility in Florida are far different than ones in Ohio, so that information is crucial to meet your needs.

Emily: Absolutely! Even the roofing materials we use will be suited to your local climate. At the end of the day, it’s all about longevity and we’ll do everything we can to make sure your roof performs for the long haul.

  1. Q: How does roofing impact acoustics and noise control in hospitality buildings such as hotels or conference centers?

Jeffrey: Noise control in hospitality environments is crucial, so skipping out on optimal insulation to cut costs can be risky. If there’s a pool party outside with loud music and a quiet conference being held inside, you need a well-insulated roof to mitigate noise. R-value, the level of roof insulation, is the biggest factor that affects acoustics in commercial buildings. Aside from helping with lowering heating and cooling costs, it plays a huge role in noise control for hotels, conference centers and more.

  1. Q: How does CentiMark implement branding, color matching and more to enhance the aesthetic appeal for hotels and resorts?

Jeffrey: In hotels or resorts, we are almost always tasked with color matching to enhance aesthetics and we go to extreme lengths to do this. I’ve worked on projects where we had to source a very specific shade of bronze or even recreate a weathered, rustic look to match the aesthetics of an aged historic site.  In some cases, we’ve even painted or welded logos onto rooftops to align with branding.

Emily: Exactly! Aesthetics are also about presentation and polish, from start to finish. Once the project wraps up, we want the client to feel like we were never there - aside from the improvements we made. That means no mess, no visible signs of work and everything looking even better than before the project started. When we leave a property in better condition than we found it, we know we’ve done our job and enhanced the guest experience in the process.

  1. Q: What trends do you see emerging in roofing for the hospitality industry over the next 5 to 10 years?

Jeffrey: Drones, proactive maintenance and digital tools, like CMDCX, are all helping improve how we manage roofs in the hospitality industry. With drones, they're not only used for showcasing or marketing their properties but they’re also used in our roof inspections to give us a deeper look inside the roof. Facility managers are also becoming more proactive about roof budgets and maintenance plans. They’re assessing their roofs, creating ratings and developing section-by-section plans nowadays. This ties directly into the third trend: scheduled preventative maintenance. More customers are using tools like our asset alerts, comprehensive roof evaluations and CMDCX, a digital platform that gives clients instant access to property data, repair progress and photos. These innovative resources make it easier for property owners and managers to stay on top of roofing projects.

Emily: I completely agree! Our online customer portal, CMDCX, is truly a game-changer because it has all the information you need right at your fingertips. Having access to this 24/7 gives you more time to focus on your day to day operations.

As you can tell, every detail matters in the hospitality industry. From aesthetics and acoustics to weather resistance and preventative maintenance, your roof plays a key role in creating a 5-star guest experience. As Emily and Jeffrey have shared, preserving comfort, reputation and revenue is key.
