Roof Coatings - Extending the Life of Single Ply Roofs
Roof coatings are one of the keys to help extend the life of any roof system. A building may need a new roof; but, coatings may be a viable option to extend the roof for five to ten years, along with the addition of a roof warranty for those years.
Roof coatings can be used on EPDM, metal, modified bitumen and BUR (built-up) roof systems:
- Coatings expand and contract with metal panels while providing weatherproofing
- Coatings fill in cracks and seal porous mortar and masonry
- Coatings can used on black EPDM roofs to increase reflectivity
- Coatings on black roofs may extend the life expectancy of HVAC units on the roof by lowering the surface temperature. As the air recycles, heat rises and the unit takes in hot air that makes the unit work harder. With the reflective coating, the air is cooler and the units do not have to work as hard, and, therefore, may last longer
About Roof Coatings
Coatings are applied and cured to form a durable, continuous elastomeric membrane over the surface of the roof. The coatings provide a seamless, watertight seal over the roof and around the vents, flashings and penetrations.
Acrylic Coatings (water-based)
this is the most popular coating and the least expensive. Since it is a water-based coating, it works best in hot, dry climates like the south and west. In a northern climate with freeze/thaw, the life expectancy of the roof is decreased due to the climate conditions. The roofs need to be re-coated every five to ten years - a process of power washing and re-coating. Acrylic coated roofs are warranted for five to ten years.
Silicone Coatings (solids)
Silicone is a natural material so it’s bio-degradable. These coatings are available in many colors, good for all climates and are easy to re-coat. However, once you install this system, you must re-coat with silicone coating only. The life expectancy of the roof ranges from 10 to 20 years with the warranty.
Polyurea Coatings (hybrid)
Polyurea coatings work great on non-typical substrates such as concrete, silos or touch access areas and in all types of weather. Polyureas are the most durable coatings on the market as well as the most expensive. Re-coating does extend the typically life cycle of 10 to 20 years; however, re-coating involves prep work and a primer not required by the other coating systems. Polyureas must be installed by a specially trained crew.
